Ahead of the Game

Want to get ahead of the game? What game you ask? Well, really it comes down to whatever game it is you are playing. Planning a home reno, doing your first flip, or just doing some re-decorating.
For me its house flipping, but any of these tips can help you with any project.
1. Line up your team, whatever/whoever it is you'll need to make it happen.
I try to give my team as much of a heads up as I can. Usually once I've started negotiations on a new house, I'll let them know the potential dates I'll need them and schedule them in for a walk through to give me an estimate. These can actually happen before I close on the house because in my 'schedule A' I always request 2-3 visits prior to my closing dates. This is when I bring in all my trades to give me estimates. Truthfully, it doesn't always pan out the way you want though.... for instance I literally just got a call from my plumber at 7pm last night saying he's dropping my job because he sold his house and doesn't have any time. (he was schedule this morning for 7am- WTF!!!!)... honestly this was a small job, so he's now no longer part of our team. (sidetone: I don't normally hold grudges, but when you pull a stunt like that- "see yaaaaaa")
2. Measure, Measure and just incase Measure one more time. I've learned the hard way... I've had to go back to projects 3-4x because I forgot to measure something. So when it came time to put an order in, I had to rush back to the house and double check... SUPER ANNOYING and a waste of time.
3. Pre-order EVERYTHING! I usually have my kitchen ordered prior to me even taking possession. NOW, yes that is risky but I usually have it ordered a week before, when all the paper work is signed. Its risky but sometimes projects are quite quick and I don't have 8-10 weeks to wait on a kitchen.

4. Do a pre-count of all products you'll have to purchase and look for sales. I use Wayfair ALOT but I also try and make relationships with some more local stores as well. Thats key, local establishments are usually pretty great and bend over backwards to keep their clients. For example, I start ordering my lighting once I've done my walkthrough with my electrician and we discuss where lights should be placed, how many I'll need, and what style I want all while staying within a budget.
At the end of the day it's all about being organized, having the correct measurements, creating and sticking to a timeline and staying within your budget (even if it means sacrificing a product for another more reasonably priced.)
Another tip which will help to decorate a new room, or update an old one...try out some free online room mood style websites. Super user friendly and such a great way to put together a mood board.
